Fabio Faerman, CCIM and his son, Sebastian Faerman, of FA Commercial in Miami found their investor client exactly what they needed – an investment property with room to grow. The property, located in South Florida, is a NNN Walgreens, which sold for $4,325,000 (roughly $265 per square foot).
“Our client wanted to invest in a NNN property. They needed something with stable income – especially during uncertain times,” says Fabio, “I think we definitely exceeded in that. Walgreens is one of the essential businesses that has remained opened during this time. Not only that, we were able to get our clients a corporate guaranteed 9 year lease on the base term.”
Another important factor that really sealed the deal in this transaction was that the 16,320-square-foot building sits on a 2.3 acre lot – which allows for potential future development. Fabio says,
“It was an interesting mid to long term future option for my client, which absolutely made it a strategic investment.”
When asked how being a CCIM played a factor in this transaction, Fabio says
“I started as an architect, then I first got my MBA at University of Madrid, and then I went on to get my CCIM…The CCIM is great in understanding terms and language specific to the industry, and of course, the brand recognition among peers is unparalleled.”
Sebastian, Fabio’s son, is a graduate of University of Miami and is currently pursuing commercial real estate certifications to advance his career and follow in his father’s footsteps. When asked how it’s like having his son on the team, Fabio jokes,
“He’s more clever than me! No, but really it’s been wonderful having him on the team. He transferred everything onto the cloud and instilled great processes, because of that the transition to working from home during this crisis has been seamless. It’s important to have young team members.”
